Vacancy: Trainee Property Manager – Post Now Filled

If you think you have the skills needed to represent our team we have an opening for a Trainee Property Manager.

The Trainee Property Manager would support the Senior Property Managers with any new Properties that we take on with a view to ultimately fully managing this new portfolio themselves in due course.  They would also support the existing Senior PMs with lease signings, check ins, viewings and referencing while building up their knowledge on maintenance management.  Through this combined approach they will get full visibility of all aspects of Property Management and there will be plenty of opportunities for progression and they will benefit from a variety of training approaches.

This is an exciting but demanding role where commitment and personal drive is essential.  The ability to manage expectations and successfully marry the demands of tenants with the needs of our landlords, as well as effectively communicating with the Senior Property Managers, requires exemplary interpersonal skills and high levels of customer service.

Primary Roles/Responsibilities (should be comfortable with these from day 1):

  1. New Landlord Take ons – assisting Senior PM with the on boarding of all new clients and properties – ensuring contracts are issued and signed, all pre-let work managed timeously and moving the properties through the compliance, marketing and full management phases. Ongoing clear communications with clients and Senior PMs vital.
  2. Tenant viewings through to move-in date – determining potential “match” before going out, carrying out viewings, negotiating with landlord to confirm let, intro email, all paperwork, move in documents, key exchange etc.
  3. Maintenance – must have willingness to learn about all aspects of maintenance and help support Senior PMs to ensure maintenance jobs are completed timeously and tenants and landlords are kept up to date. They will also help with new contractor take on due diligence and on-going contractor due diligence ensuring all GDPR and insurance details are relevant and up to date.

Experience/Skills

  • At least 2 years’ experience in a property letting company in some capacity
  • Must have full clean driving license
  • Prior experience working with a property management database, ideally SME Professional
  • First-class communication skills (both oral & written)
  • Thrive within a small but growing team
  • Good knowledge of current letting industry & legislation
  • Quick & creative thinker

  • Smart personal presentation

Secondary Roles/Responsibilities (as required by the day-to-day needs of the company but training will be provided):

  • Deposits – Lodging deposits with Safe Deposits Scotland & associated administration, Return deposits, including check out reports with clear evidence for any deductions
  • Photography – flat inventories, marketing photos
  • Property turnarounds – property inspections upon departure of tenants, arrange all works as required, communicate with landlords as necessary, oversee works, negotiate with tenants about deductions before putting deposit return to tenancy deposit scheme.
  • Marketing properties on online portals
  • Hand-back & archive of properties

Desirable Skills & Attributes:

  • Experience of SME Professional software
  • Good IT skills
  • Letwell accreditation: CIH level 3 certificate in letting and managing residential property or ARLA/Property Mark equivalent
  • Chapmans value integrity, honesty, discretion, attention to detail and a ‘getting it right first time’ attitude.

Start Date: ASAP but will wait for the right candidate

Remuneration:

£17,000 – £23,000 pa plus pension depending on experience, ability and qualifications
